Pamela Anderson’s waterfront property is Cowichan Valley’s most expensive
Two of top-10 priciest residential properties are on local islands
Pamela Anderson’s $6,317,500 home on 5.26 acres of Ladysmith waterfront is the most expensive residential property in Cowichan Valley Regional District, according to BC Assessment data compiled for sixmountains.ca.
The property includes a 1.5-storey heritage home built in 1929, with three bedrooms and one bath. The property also features a 73-metre dock, which required special approval from the Town of Ladysmith.
Anderson had a reality TV series in 2022 titled Pamela’s Garden of Eden, based on restoration of the property — formerly Arcady Auto Court, and purchased from her grandmother about 30 years ago. The Ladysmith and District Historical Society gave Anderson an award for the restoration.

Number two on the top-10 list of most expensive residential properties in the regional district is a $5,548,000 home on 4.36 acres in Mill Bay.
450 Meredith Road, Mill Bay
BC Assessment data describes the 2007-built home at 450 Meredith Road as having four bedrooms and seven baths with a main floor area of 6,230 square feet and a basement of 2,752 square feet.
The driveway to the property is gated, and the home is hidden among trees atop an ocean bluff that faces toward the Saanich Peninsula.
Land-title documents shows that the property is owned by Heather Ann Gallagher, a nurse from Calgary.
The 2025 property assessments reflect values as of July 1, 2024.
Adam Ball grew up in the Cowichan Valley and is now a realtor with Re/Max. Waterfrontage is important in determining a home’s price, he says. “It’s always in demand. The allure of scarcity, it’s a limited resource.”
But other factors can boost a property to the top of list.
“The ultimate package is waterfront with acreage, privacy, and a well-built sizeable home with high-end finishes,” said Ball, noting that proximity to Victoria can be another bonus.
Maple Bay, where waterfront homes are located on smaller properties, didn’t quite make the top 10. A home co-owned by Apple executive Shaan Pruden, a former Ladysmith resident, had an assessed value of $4,155,000. The 720 Arbutus Avenue property sits on one acre.
Surprisingly, two of the 10 properties are not even located on Vancouver Island. One is on Thetis Island and one on nearby private Dayman Island.
Jesse McClinton is elected CVRD director for Saltair/Gulf Islands, and spent his first decade on Thetis Island, part of a family of six.
“It was great, we were right on the water,” he said. “I still love going back there. It’s a pretty magical place.”
While Thetis and Dayman are part of Cowichan Valley Regional District, the Islands Trust also has a role on the two islands, McClinton said.
